Land Subdivision Plan Approval
1. Land Subdivision Plan Approval (Subdividing Land for Sale)
It is mandatory for the landowner / land auctioneer / sub-agent / real estate companies carrying out activities related to subdividing land for sale to obtain formal approval for the relevant land parcels prior to subdividing and selling the land.
Otherwise, there is no possibility of approving building plans for construction on such subdivided land parcels or providing any other facility.
2. Documents Required for Submission for Approval
- Correctly completed application form
- Original and a certified copy of the survey plan of the relevant land
- Deed copy of the relevant land - if the deed was registered after 2020, the Provincial Revenue Department seal must be affixed.
- Land suitability certificate obtained from the National Building Research Organisation (NBRO)
3. Special Conditions
- When subdividing and selling land exceeding 1 hectare, 10% of the deed extent (excluding roads and drains) of the land must be set aside by way of a deed for public purposes.
- An amount of 1% of the value of the land must be paid to the Sabha.
Note: For areas under the Urban Development Authority Act, matters shall be handled according to the provisions of that Act.
